But having a property that is not always occupied, does (and the statistics prove it) make it more susceptible to certain types of claim. In the main, these are weather related although, these is also an increased chance of a break in at the property or in very isolated cases, a increase risk of criminal damage (vandalism). However, holiday home proprietors may soon find themselves on the receiving end of possible claims as a result of a new insurance policy that has been launched by Insure & Go, a provider of holiday Insurance. They are offering, what is in essence a Legal Expenses policy to travellers to pursue claims for breach of contract against travel companies and that includes proprietors of holiday homes. The vast majority of holiday home owners who rent their property will have nothing to fear from this type of contract, however, for those that are 'economic with the truth", then there may be the possibility of action being taken against them. Thankfully disputes are not a regular occurrence for most owners, but if you advertise you property and use exaggerated claims about it's location or distance to facilities etc or even if the facilities your provide do not work properly, you could find yourself on the receiving end of a small claims court action. In the past, many holiday makers have not bothered to pursue claims because of the cost involved or the sheer effort needed to formulate a claim, this type of policy will help make the whole process a lot easier. Being as honest as possible about your letting and keeping the property and it's contents in tip top condition should help ensure no complaints from your renters though.
