Personally, I think buying holiday rental property in any of these areas is a good bet and you shouldn't have too much trouble finding renters.

Why buy Holiday Rental Property.

There are a number of reasons why now is a good time to purchase a second home for holiday rental purposes. For one thing, house prices are still depressed and despite what you read in some newspapers; outside of certain areas there are still many bargains to be had. Of course that said, the areas I have listed above have seen some large property price increases so be prepared to have to do a bit of searching to find what you want. The obvious advantage of your own holiday property of course, is that you can stay in it for your own vacation; you will have to weigh up the economic side of this though, particularly if you want to stay there during the high season.

For a variety of reasons, Brits are now more keen to take a holiday within our own country, the “stay-cation” is becoming popular again for the first time in more than a generation and the demand for holiday home property is increasing each year.There are a number of online websites that specialise in this type of property renting and expect standards to be high, the days of a run- down cottage in the countryside are gone, holiday home renters now tend to be far more discerning and you may find that many sites will not even accept your property unless it meets a certain grade.

Where to Buy a Holiday Home.

In my opinion, the best place to buy a holiday home, is somewhere where I like staying or alternatively somewhere where you enjoy staying yourself, if you get to know and like an area then there is a good chance that others will as well and that should make the property easier to rent. As previously mentioned, standards are now a lot higher and you may have to invest an amount of money to bring the fixtures and fittings up to date. This usually pays dividends though as popular holiday properties often receive repeat bookings with renters only too pleased to tell family and friends.

During the last 20 years the price of holiday homes in Spain have enjoyed an unprecedented boom, with values reaching a peak in 2007. Many UK residents though decided to dispose of their property and were subject to capital gains tax, levied by the Spanish government. If you were previously the owner of a holiday home property in Spain and disposed of the property between 1997 and the end of 2006, you would have paid 35% capital gains tax on the sale whereas Spanish residents only paid 15% tax. Many thought this was unfair and The European Court of Justice have now confirmed legal arguments put forward by a Spanish lawyer, representing a larger number of sellers that this difference in the amount of tax charged, contravenes European Community Treaty discrimination rules and should not have been charged at this level....
