The process of moving and relocating can be quite stressful & expensive. The move is not usually undertaken lightly and there are a variety of reasons for doing so. Some families move for work purposes, some relocate so as their children can attend better schools. In some cases, especially when the housing market is flat, the existing property is retained and rented out and a new home is either purchased or rented at the chosen destination.

The costs involved with moving can be quite considerable First up, you will have to pay an estate agent to sell your own home, of course you could do it yourself, but most people still prefer to use a professional firm. Estate agents fees are approx 1-2% of the value of your home. Turning to your new home, you will of course, first have to find a new mortgage, your chosen lender may want an arrangement fee, depending on how attractive their deal is and this fee can often be up to Ł1000.00. You will of course have to have a survey, these come in various forms from the basic home buyer survey, costing anywhere between Ł200 & Ł500 and the more comprehensive, full structural survey costing anything from Ł500.00 upwards. Full structural surveys are usually obtained on high value homes or on properties that are of unusual design or build or perhaps have listed building status. Prospective purchasers of older properties, usually take out a full survey as well. You will also need a home information pack( HIPS), this will include legal searches and well as energy performance certificates. Next up, you will need to employ a solicitor to handle the conveyance work for you and deal with all the paperwork. Some solicitors now charge a flat rate for this type of work although there are still some that will charge a percentage of the value of your home. Another consideration is stamp duty, this is basically a government property purchase tax, from time to time it does vary and there are incentives now and again, but if you home is worth more than Ł500,000 expect to pay 4% of the value in tax There is also a land registry fee although, this is relatively small, an average is several hundred pounds.

As well as these charges, you will have to factor in other costs such as the hire of a removal firm to transport you and additional costs to make your home as you would like it. Before deciding on your home, obtain the postcode and carry out some checks as to the cost of building and contents insurance, many people have purchased property in seemingly quite residential areas, only to discover that they are highly rates for insurance purposes.
